I’m sure Bucee’s has the same arrangement no matter where they build. It’s why their lowest paying 35 hour job is $20/hour. We get nothing but a big building where out of towners will stop to spend money. We didn’t get a ton of out of town convenience store traffic to start with. Outside of jobs provided which will generate some real estate affect and hopefully the income generated by employees will be spent here.

I believe buc-ees will generate new business around it. If you look at Terrell, 5-10 years ago it was just bucees. Now there's hotels and restaurants and big box stores. I don't think Ruston will be get the big stores, but maybe a hotel or some restaurants. That's more tax dollars and jobs.

So long as they don’t put their establishment on a portion of the Bucee’s property that is exampt.

I’m confused. I thought Beau Vines was considered Grambling at one time, though I have no idea how that could’ve made sense.

South if I-20 on service road and west starting at Beau Vine was and may still be Grambling. North of I-20 is Ruston. I’ll check the map.
Edit: a cursory look at the GIS map I think still shows what I said above.

Yes, from Monroe to Ruston is in need. I'ts not about Ruston or West Monroe, it's the natural stop over area headed east or west on I-20.

Comparing what happened in Terrell,TX to Ruston,La is just a terrible comparison. It’s like comparing the Tanger Outlet mall in Terrell to the outlet mall in Arcadia.

Based on how I read the agreement - anything that opens within that "Buc-ee$ enterprise zone" will be given the same exemptions...

Buc-ee's has its origins in Louisiana. Harrisonburg to be exact with the Alpin family who owned/operated a store there. I think it is their grandson who, after moving to Texas, below Houston, continued the family business by opening a convenience store with special amenities. The "Buc-ee's" logo of the beaver comes from Grandfather Alpin who had the nickname "Beaver." About time for one to come BACK to Louisiana.
