Saw the census and Tyler was up to about 98,000. With Smith County, it is close to 200,000 - with most of the growth going South to where I am. The East/West is better - you are correct. Also, South Broadway is really spreading on both sides, instead of just one main strip. The area on Old Jacksonville Hwy is really growing fast.
Can't help but think of Tyler as one giant suburb, though. No down town to speak of, so it feels like a suburb without a city. It just keeps spreading.
