Supposedly, Bucee’s has made a proposal to Ruston and Lincoln Parish. They want a 15 year exemption from all property taxes and a 5% rebate on sales tax. We should tell them to carry on to the next location, but our stupid leaders will jump at it.
Not sure how much the property tax will be once a building is complete. The property where Hob-Lob is located is $140,000/year. On 13 acres. A total exemption on that property would be $2.1million. Bucee’s would probably be closer to $3million over that same timeframe.

right, I'm just saying we're not really losing anything. not likely anything else will be built there for quite some time. think "losing" 15 years of property taxes when you're only getting $70 a year anyway, prob isn't a sticking point overall and in the long run worth the sacrifice.
I am not opposed to making it more attractive for businesses to move here. Our mayor is making that tough enough on his own. I just don’t support giving them all the concessions they ask for. Lincoln parish has to benefit in some way other than the 50 jobs it creates that will pay income taxes into the state coffers. At this point, the only benefit for Ruston will be increased traffic and decreased property values in that area due to the increase in traffic. But that’s just the opinion of a peon.
True, I forget there are multiple shifts and a lot of people behind the counter you never see. It will generate business for Ruston in that way. Hopefully, we can keep some of those income earners in Ruston to spend it.
53K square feet and 120 pumps is a normal-sized Buc-ees location. The Terrell store is around 61K square feet.
The current largest Buc-ees store in Tennessee is over 74K square feet. A 75K square foot location is under construction in Luling, TX, to replace the current location next door there that was the first-ever location. That original store has been expanded twice and is still under 40K square feet.
And I think locals will go in more than many might think for some of the specialty snacks and other food items.
Fantastic for Ruston and I-20.
For those who have never been to a Buc-ee's, you will be impressed by it. I have one about 35 miles from me. Good BBQ and other fast food items. Lots of money grabbers such as clothing, household items, sporting goods items.....good gas prices as well. This is a terrific get for Ruston.
Hopefully, our local businesses can survive the honeymoon period. Lots of businesses closed when WalMart built the superstore. Brace for impact until the luster wears off.
This is targeted at out-of-towners that would not have stopped in Ruston otherwise. One article quote the mayor as saying 80% of the business will come from travelers. (Can't find the article). This will have people stopping in Ruston that would have waited until Shreveport/Bossier or Monroe/West Monroe.
