Thanks! If a person is in the restaurant business, there is no better corporation to be an owner/operator with than Chick-fil-A. We are very excited about it. I doubt if CFA corporate will allow the print in the restaurant! LOL!
There has been talk of another grocery store buying the land directly across the street from Dowling's. I have not heard a name mentioned, though.

We got four neighborhood Wal-Marts opening in West Monroe/Monroe very soon. Bet they're continuing their battle with Brookshire's in Lincoln Parish.

I am taking over an existing store. The current owner is from the Tulsa area and CFA is building a new store in Broken Arrow, OK. She is moving back closer to home to own/operate that one.
I can stand at the front of my store and see T. Boone Pickens Stadium easily. The campus is only a block or two away.

I think that address is the empty parking lot of the old Lincoln Bank--still has a community trust or some bank drive-in. At SE corner of Vienna and Alabama. At least the sign had/has a sold sign on it.

Depends on whether you value your own life. If you don't care, then traffic is no big deal over there. If you do care, then just don't go. People lose their minds as soon as they turn onto Cypress or Thomas Rd.

Technically, Newks will not be on Cypress but on either Splane Drive or Ridge Avenue (a block north of the intersection of Thomas Road and Cypress), depending on how the address is assigned. I should have worded my response a little better. You and I know where it will be but those that are not from God's Country might not. :)

The property owner told me his family recently sold it to Karl Malone and he "thinks" KM will build a Huttle House there.

Tech's engineers advise the OPPJ not to do such things, but they don't pay attention because they need the revenue. Ouachita Parish has not passed a road tax in forever.

The additional revenue is more than offset by the additional police & EMT man-hours that will result from overloading the road.
But politicians don't want to hear that with both the developers and the police union lining their pockets.

I wouldn't walk across the street to eat at a Dairy Queen.....good ice cream, but the food sucks, IMO. I try it about once every five years just to make sure I am not missing something. Nope, I ain't missing a thing!

Yes they do.
Before any business can begin construction, they must work with the state, parish, or both depending on the address of the new location.
The DQ had to have an impact study done and since it was on a state hwy, they had to have approval through the DOTD to access their location from a state hwy.. Yes, the parish was involved in that decision.
The new convenience center (owned by one of our friends from Church) across the street does not have state access other than the current Burger King entrance. Therefore, they had to get approval from the Parish and the parish engineer (Tech grad) did an impact study.
As I mentioned the eventual plans are to 5 lane Cypress to Avant. Some of the "big thinkers" involved believe the DQ cluster may speed up that project.

Thank you for your DOTD facts. We still don't have zoning outside of the municipalities cuz it was a campaign issue a long while back when I ran for Police Jury.

Wow! You came in to this discussion with the expert info on zoning. I simply informed you that the State and Police jury has input into construction of new businesses just as I had done in my fist posts to Champ967. The state and/or Police Jury did not have to sign off on the DQ project, but the income stream was important and, some believe, the congestion will speed up the 5 lane project to Avant.

Obviously, you know more about this than I but is this "future new" 5-lane scheduled to go from Well Road to Avant Rd. with a possibility(?) to continue down to where West Ridge Middle School is (Harrell Road) or am I missing something?

Not unless Karl is going to become a operator/fry cook and I don't see that happening. Chick-Fil-A is not a franchise, so someone cant buy a Chick-Fil-A franchise. Chick-Fil-A hires operators to run their stores that Chick-Fil-A builds. Chick-Fil-A decides where it puts a location and who it hires as an employee (not a franchisee) to operate the store.

On the DOTD/Police Jury issue -
As one who would know, in an unincorporated area of the parish, especially on a state Hwy - the PJ has absolute NO say so what so ever. We cannot even deny a building permit to any legal business as long as everything is in order with the state Fire Marshall office and/or DOTD
There is basically a check list and everything is rubber stamped at the local level
And even if it is off a road in our system, if they meet the required offsets and install the proper drainage specs they will get permitted
And fwiw most parishes don't even have occupational licenses in the unincorporated areas and most did not having building codes until Jan 2007 - residential or commercial in unincorporated areas

I don't believe Texas counties have authority for inspection, building codes etc, either. Coastal counties have storm type building codes but I think that's from the state.

The parish building checklist for commercial structures does not mention the parish engineer needing to sign off, but if there is a concern I'm sure they would ask for his guidance.

From what I understand the state and parish engineers try to work together and the area we are now discussing has a lot of "issues" that were considered before permits were let.
Just drove down that way and they still have the State Police sitting in the road with lights flashing...what a cluster!

You would have to have an ordinance specifically restricting three drive thrus per quarter mile. If it is zoned for it, planning departments can't stop it at their discretion. Land owners have a right to develop their property as the law allows.

Agreed. People get to do whatever they want unless there's a role against it.
What burns my bottom is when there IS a rule against something, but every development gets an exception / waiver / variance just for asking pretty please.
(Not that this is the case at the intersection in question.)

Yes. Original plans had two hotels. But that was previous owners. Not sure what the plan is now, other than the courtyard, undisclosed restaurants, and the anytime fitness building. I have heard recently about strip mall type buildings for shopping.

Courtyard is more upscale than what we currently have, but I would have loved to see a HGI or DoubleTree in Ruston.

Nothing yet. Although...there is rumbling of people strongly encouraging CHS to build a new hospital there. And they are listening, but not much more than that at this point considering their latest acquisition.

If Griff's toilets required one to pay a quarter for usage they'd double their revenue. Or, you could upsize your meal to include a role of toilet paper in case you don't make it home in time.
